Is the rebate in addition to my listing agent's commission?
No — the rebate comes from CloseMint's portion of the referral fee paid by the agent's brokerage, not from the agent's commission. Your agent still earns their normal commission. We share up to 50% of our referral fee with you.
What if I'm already listed with another agent?
If you've signed an exclusive listing agreement with another agent, we can't help on this transaction. If you've been talking to a few agents but haven't signed a listing agreement yet, we can typically still match you — call us first.
Is there a minimum home price?
Yes — $200,000. Below that, the rebate becomes too small to be meaningful (typically under $700 for sellers). If you're listing below $200K, we can still match you with a great local agent — just without the rebate.
When do I actually receive the rebate?
At closing. Depending on your state, it appears either as a credit on your settlement statement (reducing what comes out of your proceeds) or as a separate post-close payment. Your matched agent will explain the specifics for your state and transaction.
What if I'm paying the buyer's closing costs?
Your seller rebate is paid from your listing agent's commission and doesn't change any buyer-side concessions you negotiate. You can still offer to cover the buyer's closing costs as part of the deal — the CloseMint seller rebate is separate. Full details: Terms § 6.4.
Is the seller rebate taxable?
For sellers, the rebate is generally treated as a reduction in commission paid, not as taxable income. This may affect your reported net proceeds for capital-gains math.
